Arraya Tower reaches new heights for Kuwait. An impetus for revialization of an older rundown residential neighborhood, the Tower joined the Arraya Commerical Complex to become a seed project for the siginificant development of Kuwait City’s new “downtown” business district.
The design sites the building’s orientation with a north-facing glass curtain wall façade, while a concrete sheer wall faces west to deflect solar heat gain on the most susceptible side. The limestone-colored metal cladding reflects the harsh sun. The north facing façade, which is embraced by a community plaza and serves as a pedestrian entrance, floods the space with natural daylight while offering magnificent views to the Kuwait Gulf. The high-performing glass has a low-E, spectrally selective coating with a high shading coefficient that enhances the building’s energy efficiency. The Commercial Complex’s master plan also sites Arraya Tower with optimal pedestrian access in relationship to the hotel, retail complex and parking garage.
