Function
A single-function tall building is defined as one where 85% or more of its usable floor area is dedicated to a single usage. Thus a building with 90% office floor area would be said to be an "office" building, irrespective of other minor functions it may also contain.

A mixed-use tall building contains two or more functions (or uses), where each of the functions occupy a significant proportion of the tower's total space. Support areas such as car parks and mechanical plant space do not constitute mixed-use functions. Functions are denoted on CTBUH "Tallest Building" lists in descending order, e.g., "hotel/office" indicates hotel function above office function.

126 Phillip Street is a super premium office tower containing 31 commercial levels, newly completed on the corner of Phillip and Hunter streets in Sydney....

About Deutsche Bank Place

Featuring a distinctive stepped profile in the skyline of Sydney, the form of Deutsche Bank Place was a response to city planning guidelines to minimize shadowing of neighboring public spaces. Natural daylight also illuminates the expansive lobby, courtesy of an offset structural core housing all building services, the first of its kind for an office building in Australia. In addition to allowing for an open-air plaza beneath the office floors, the offset core provides for an atrium running the full height of the building as well as uninterrupted floor plates, which has led to low tenant churn costs and times. Its glass-enclosed elevators celebrate the technology of vertical transportation, while offering visual interest to the façade and great views to passengers as they move through an open steel framework.

The atrium was designed as an integrated part of the building mechanical system, expelling heat exhaust and smoke extraction in case of fire. The building’s façade features flush interior walls in contrast to a highly textured exterior composed into a rectilinear grid patterning which continues beyond the roofline of the staggered upper-level setbacks and into an exoskeletal structure visually terminating with twin spires.
